Planning Success – Alterations & Outbuilding in Conservation Area, West Lindsey

We’re thrilled to confirm we’ve secured planning permission for Alterations & Outbuilding in Conservation Area to a property in Gainsborough. There were other heritage assets and material considerations to take into account with this application. The site is located within an Area of Great Landscape Value (AGLV) and near a Grade II* listed building.

In terms of heritage, we advanced that the application site is a contained area, well set back from the road and bound by other residential dwellings to the north and east. Views of the property and proposed outbuilding were restricted primarily to its immediate surroundings, preventing direct line of sight between the proposals and the heritage assets nearby. The existing large trees, hedges, walls, and distance between the site and the listed church to the north, together with other listed buildings of interest, will screen the proposed detached room. Given this limited visibility and the absence of properties to the west, the works and outbuilding would blend into the setting without appearing intrusive.

The Council agreed and concluded that our proposal would not adversely affect the setting of the designated heritage assets. Importantly, the detached room would be a reversible addition to the landscape, allowing for easy removal or restoration in the future without lasting impact. As such, the proposed development was deemed to be in accordance with Local Plan Policies, the Neighbourhood Plan, and the National Planning Policy Framework (2024).
